Northern Rivers NSW

Handyman work for moving in

Homesmith does move in day handyman work across the Northern Rivers: furniture assembled, TVs mounted, artwork hung and doors adjusted. The work is done by a qualified carpenter, with floors covered before anything comes through the door.

A week later the wardrobe is full and putting up a shelf has become a production. So most people book us for the first few days rather than the first few months.

Send the job list and we tell you how many days it looks like. Time left over goes to whatever else you point at.

Sold as a day booking. Materials charged separately.

12 month workmanship guarantee · Fully insured · The place left cleaner than when we arrived

Detail

What kind of jobs

A move in day is usually a long list of first time jobs rather than repairs.

  • Furniture out of boxes and into rooms, anchored where it needs anchoring
  • TV up before the first night in the house
  • Curtain rods and blinds, which are what everybody forgets until it gets dark
  • Artwork and mirrors hung while the walls are still bare
  • Shelving into the linen cupboard and the pantry
  • Bathroom fittings, towel rails and hooks behind doors
  • Doors that stick in the local humidity, a gate that drags, a handrail that moves
  • The small items off the building or strata report

What it costs

Most move ins are a full day, from $760 + GST. Whatever we quote is fixed before you book.

You are buying the block of time, not the individual jobs. If the boxes run out before the day does, we start on the shelf or the door you had not got around to mentioning.

Fixings and hardware go on at cost. Flat pack furniture, brackets and curtain rods you buy, so that you choose them. For a big house it is sometimes two days rather than one, so send photos of the rooms and the pile of boxes.

How we work

The most useful preparation is a decision about which room each piece goes in, roughly where the TV sits, and which wall the big artwork wants.

We can advise on any of it. A house where those calls are already made gets through twice the list.

On the day, floors go under protection before anything else happens. A fresh timber or engineered floor will take a mark from a dropped bolt on day one. Boxes get opened on a covered surface.

Walls get scanned before anything goes into them, so a bracket does not find a pipe or a cable. We work room by room so finished rooms stay finished. Cardboard leaves with us.

Every job carries a 12 month workmanship guarantee. If something we built, hung or fixed in your new home lets go inside the year, we come back and put it right.

Moving into a rental or a new build? The defects list is the same conversation and we work off it directly.

Common questions

Move in setup questions we get asked

When should I book a handyman for a new house?

The first week, ideally the day the furniture arrives or the day after. The house is empty and every wall is reachable. Book two or three weeks ahead if you can, because settlement dates cluster at the end of the month.

Can you do the work before we move in?

Yes, and for some jobs it is much better. Shelving, curtain rods, TV brackets and anything that makes dust are all easier in an empty house. We can work from a key or a lockbox and send photos as things go up.

Can you fix the items on our building report?

The small ones, yes. Sticking doors, loose handrails, gaps in sealant, skirting and architrave damage, cupboard hinges and catches. Anything structural, or anything the builder is on the hook for, we point out rather than fix, because doing it yourself can weaken a defects claim.

How long does it take to set up a whole house?

Every house is different, so we do not guess from a bedroom count. Send the list of what needs building, hanging and mounting and we will tell you how many days it looks like. Mention gallery walls and anything going into masonry or hebel, because those change the answer.

Our furniture is arriving over a few weeks. Should we wait?

No. Book around the first big delivery and keep a list for the rest. Everything that does not depend on furniture, so shelving, curtain rods, TV brackets, artwork and doors that need easing, is easier in a half empty house anyway. A second short visit later for the last of the flat packs is a normal way to do it.

We are renting. Can we still get things hung?

Usually, with the owner's written permission, which most agents will give for artwork, a TV bracket and blinds if you agree to make good at the end of the lease. Ask before we book and keep the email. We fix in a way that leaves an easy patch behind, and we can come back and make it good when you move out.

How does pricing work?

Send the list and we will tell you whether it is a half day or how many days it looks like, from $420 + GST for a half day or $760 + GST for a full day, for one smith, fixed before we start. If there is time left over, we keep working down whatever else is on your list.
