Getting the house ready for sale

Getting a house ready to sell takes a list of small repairs, and Homesmith does that work across Ballina, Alstonville and Lennox Head. Doors shut, walls get patched and the building report items get seen to before the photographer arrives.

Send us the list, or the building report, and we work through it in a single booking. Small repairs, paint touch-ups, rehung doors, refixed hardware, and the odd jobs the house has been saving up.

Working to the inspection date

Most pre-sale work is a deadline job. Photos on Thursday, first inspection on Saturday, and the house has to present. Tell us the date and we book the day before it, or two days if the list is long.

We work with agents regularly. If yours has a building report or a styling brief, send it through and we will quote the whole thing in one go, one or more days depending on the list.

The finish matters more on a sale than anywhere else. Twenty years of finishing work means the patched wall does not show under raking light at an inspection.

Working to your deadline

Tell us when the photographer is coming and we work back from it. Most pre-sale lists are a full day, from $760 + GST, and the price is fixed once we quote it.

The day is a block of our time rather than a tally of jobs. If the report items are done with time left, we spend it on the marks and catches an inspection will find.

Floor protection goes down before any tool comes in, because a mark on a board two days before the photos is a new job. Walls get scanned before anything is fixed back into them. Agents book us directly and that is often easier. If yours has a building report, or a list of what they want seen to before the first open, send it through. The finish is the whole point on a sale, and a patch that reads as a patch is worse than the mark it covered.

How we work

Every job carries a 12 month workmanship guarantee. If a patch, hinge or fitting we sorted before the photos lets go inside the year, we come back and put it right.

Floors are covered before the toolbox comes through the door, and walls are scanned before a screw or bracket goes into them. The house is left clean and ready for the photographer.

How much does it cost to get a house ready for sale?

Pricing is $420 + GST for a half day or $760 + GST for a full day, for one smith. Send the list and we will tell you how many days it looks like. The price is fixed before we start.

How close to the sale date can you book?

Give us the photo or inspection date and we work backwards from it. Send the list and we come back with how many days it looks like.

Can you fix the items on the building report?

Yes. Send the report and we work through it inside one or more days, depending on the list.

Do you work with real estate agents?

Yes. Agents book us between listing and photography. Keys, lockboxes and tight windows are all fine.

What is worth fixing before you sell?

The things a buyer touches and the things a photograph shows. Doors that do not close properly, cupboard doors sitting at different heights, damaged skirting and architraves, holes where the last owner's shelves were, a gate that drags. Small faults read as neglect, and a buyer prices them as a much bigger problem than they are. Whether a job moves the sale price is your agent's call. What the job costs is ours, and that is the other half of the sum.

Should we fix things before the building and pest inspection or wait for the report?

Fix the obvious cosmetic things first and let the report find what is left. A report full of small easily fixed items hands a buyer a list to negotiate with, and most of those items cost less to put right than they cost you at the table. Anything structural, and anything involving termites, belongs in the report and belongs to the right trade. We would rather it was written down than tidied over.
